Ripley: what
actually goes wrong.
Ripley is the centre of the Ripley Valley Priority Development Area, one of the largest urban growth areas in Australia. Estates such as Ecco Ripley and the new town centre have transformed farmland into streets of brand-new homes in little more than a decade, so almost every plumbing question here concerns a recent build.
Most homes in Ripley are recent builds with PVC drainage and modern water services, so pipe age is rarely the culprit. What we see instead is new-home trouble: builder's debris left in the line, braided flexi-hoses letting go under basins, stormwater redirected by landscaping, and first-generation hot water systems starting to fail.
The homes, and what that means for the pipes
New and near-new homes on compact lots, with townhouses near the town centre.
91% of occupied homes in Ripley are separate houses, so the drainage and stormwater on your block are almost certainly yours to maintain up to the connection point. The 2021 Census counted an average of 2.6 people per household in Ripley, in homes averaging 3.6 bedrooms. That is the number that should size a replacement hot water system — not the tank that happens to be there now.
Drainage and stormwater
Fully engineered stormwater with inter-allotment drains and retention basins. Construction on neighbouring lots is a common source of sediment and damaged grates.
