Barellan Point: what
actually goes wrong.
Barellan Point is a peninsula of acreage properties where the Bremer River meets the Brisbane River, north-east of Karalee. It is quiet and green, but being surrounded by two rivers means the lower properties have flooded more than once, and most homes here rely on their own wastewater systems.
Properties in Barellan Point sit on larger blocks, usually with rainwater tanks and an on-site wastewater system rather than a sewer connection. That changes the whole exercise: long pipe runs, pumps and treatment systems mean a blockage or a leak can be almost anywhere, and guessing gets expensive fast.
The homes, and what that means for the pipes
Acreage homes, many on elevated sites, with some riverfront properties.
99% of occupied homes in Barellan Point are separate houses, so the drainage and stormwater on your block are almost certainly yours to maintain up to the connection point. The 2021 Census counted an average of 2.8 people per household in Barellan Point, in homes averaging 3.7 bedrooms. That is the number that should size a replacement hot water system — not the tank that happens to be there now.
Drainage and stormwater
On-site wastewater systems, tank water and drainage that depends on river levels for the low-lying blocks.
Ipswich City Council publishes historical flood mapping showing the estimated extent of the 1974, 2011 and 2022 floods. If your property is in a low-lying part of Barellan Point, that mapping is worth checking, and it helps to mention any flood history in your enquiry. View Council flood mapping ↗
Many Barellan Point properties are not connected to the sewer network and rely on a septic tank or an on-site treatment system. Ipswich City Council regulates on-site sewerage facilities and some work on them needs a licensed installer, so say what kind of system you have when you enquire.
