North Booval: what
actually goes wrong.
North Booval sits on the floodplain of Bundamba Creek between the railway line and the Brisbane River, and it was one of the hardest-hit suburbs in both the 2011 and 2022 floods. Its homes are mostly post-war, and many have been repaired or raised since.
North Booval was built while drainage and plumbing materials were changing over, which means one house can have clay in the front yard and PVC out the back. Blockages here usually trace to one ageing section or a junction between the two, not the whole system. Original hot water systems, taps and drains across the suburb are now reaching the end of their service life at roughly the same time.

That is the number that should size a replacement hot water system — not the tank that happens to be there now.
